Dead outlet with the breaker on. A plug that falls out. A switch that buzzes or runs warm. We fix the connection, not just the face.
A dead, loose, warm or discolored outlet or switch is almost always a worn device or a loose connection in the box behind it. A licensed electrician replaces the device, re-terminates the wires on the screw terminals instead of the push-in backstabs, and checks the rest of the circuit — about 30 to 60 minutes per device. Replacement outlets are tamper-resistant, which Washington has required since 2008.
Repairs: King and Pierce County south of I-90. Installations: greater Puget Sound.
Any device, any age of home.
15 A and 20 A, tamper-resistant
USB-A and USB-C in the same box
Single, 3-way, 4-way
Matched to LED bulbs
Required on every replacement
In-use covers, GFCI protected
Cracked, scorched, undersized
Switched outlets wired right
A loose backstab or a tripped GFCI upstream. We find which — a new outlet alone does not fix a loose feed.
Worn contacts. A loose plug arcs and heats; it is a replace-now item, not a cosmetic one.
Heat at the device means resistance at a connection. Shut the breaker off and call — do not keep using it.
Arcing inside the switch. Common on dimmers running the wrong bulbs and on 40-year-old switches.
A failed switch, a dead fixture, or a 3-way wired wrong by a previous owner. Quick to trace.
Push-in connections loosen with age. Moving them to the screw terminals is part of every replacement we do.
Several devices in one visit cost less each. We price the whole list upfront.

Typical ranges for Western Washington — not a quote. Your exact price comes upfront, before any work starts, and you approve it first.
Same three steps, every job.
Pick the job online or call (206) 486-6373. A technician reaches out within 1 business hour to confirm a window.
We find the fault, explain it, and give you the exact price. Nothing starts until you approve it.
Repaired, tested under load, permit pulled where required, area cleaned. Most jobs done in one visit.
A dead outlet gets the same licensed electrician and the same code as a panel upgrade. Bad connections are how house fires start.
Washington-licensed electricians. Permits pulled and inspections passed where the work needs one.
2,500+ homes across South King and Pierce County. We have seen your panel before.
You approve the price before any work starts. If we find more, we stop and ask.
Every technician is background-checked before stepping into your home. Shoe covers, drop cloths, clean exit.
Anything off, we make it right. We answer 24/7 and real emergencies go first.
Three usual causes: a GFCI outlet elsewhere on the circuit has tripped, a backstab connection on an upstream outlet has let go, or the outlet itself has failed. We check the GFCIs first, then the chain of outlets back to the panel.
Washington lets you do electrical work on a home you own and live in. The catch is that a dead or warm outlet is often a loose connection upstream, not the device in front of you — the part you cannot see is the part that starts fires. If you do it yourself, use the screw terminals, not the push-in holes.
Yes. Every replacement 15 A or 20 A outlet in a home has to be tamper-resistant under the code Washington uses. They cost a little more and are standard on every job we do.
A loose or corroded connection is heating up under load. Turn the breaker off and call us. If there is a burning smell, scorch marks or smoke, leave the breaker off and treat it as urgent.
About 30 minutes per outlet or switch once the fault is found, 10 to 20 minutes more if we are tracing a dead circuit. Several devices in one visit is the efficient way to do it.
Book online or call. Fixed the same visit in most cases.
